{"id":5080,"date":"2025-06-30T14:55:23","date_gmt":"2025-06-30T12:55:23","guid":{"rendered":"https:\/\/pihlske.no\/uncategorized\/redemption\/"},"modified":"2026-06-19T09:51:38","modified_gmt":"2026-06-19T07:51:38","slug":"redemption","status":"publish","type":"post","link":"https:\/\/pihlske.no\/en\/cottage-owner\/leasehold-agreements\/redemption\/","title":{"rendered":"Redemption"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><strong><br\/>Status \u2013 Processing of Redemption Cases:<\/strong> <br\/>Offers for 2026 cases have been sent out; please contact us if you have not received a response. <\/p>\n\n<h4 class=\"wp-block-heading\"><strong>When can you redeem your leasehold plot?<\/strong><\/h4>\n\n<ul class=\"wp-block-list\">\n<li>The earliest possible redemption date is 30 years after the lease was first established (regardless of how many lease contracts have been issued to replace old ones), or when the lease term ends.<\/li>\n\n\n\n<li>If the contract has been in effect for over 30 years without redemption, you can redeem your recreational property every 10 years thereafter. <\/li>\n\n\n\n<li><a href=\"mailto:marianne.haslum@pihlske.no\" target=\"_blank\" rel=\"noreferrer noopener\">Send us an inquiry<\/a> to find out your redemption date.<\/li>\n<\/ul>\n\n<h4 class=\"wp-block-heading\"><strong>What do you need to do to redeem your leasehold plot?<\/strong><\/h4>\n\n<ul class=\"wp-block-list\">\n<li>You must send a written request for a redemption offer at least 1 year before your redemption date.<\/li>\n\n\n\n<li>Write a simple letter or use our form to express your wish for redemption. The letter must be signed by you. You will receive a confirmation that we have received the request.  <\/li>\n\n\n\n<li>You will receive an offer and terms for redemption during the redemption year.<\/li>\n\n\n\n<li>If you accept the offer, we will start the redemption process. You can also choose to continue the lease. <\/li>\n<\/ul>\n\n<h4 class=\"wp-block-heading\"><strong>What will the price be for your leasehold plot?<\/strong><\/h4>\n\n<ul class=\"wp-block-list\">\n<li>The redemption amount is calculated based on the redemption date.<\/li>\n\n\n\n<li>Redemption of cabin plots in accordance with the Land Lease Act is a complex matter. According to the law, we are obligated to offer redemption to cabin owners who wish to redeem their leasehold plot. To be able to keep up with this, we must handle the redemption cases that are due for redemption in the respective years.<br\/>We apologize that we are not able to provide offers or further answers or comments until your case is processed.  <\/li>\n<\/ul>\n\n<h4 class=\"wp-block-heading\"><strong>Unregistered lease contract<\/strong> <\/h4>\n\n<p class=\"wp-block-paragraph\">Upon redemption, the Norwegian Mapping Authority, as the registration authority, requires that a registered lease contract exists before the redeemed plot can be registered. In cases where the lease contract is not registered, it is the lessee&#8217;s responsibility to get this in order before the redemption documents can be sent for registration. You can expect up to 2 years from the application deadline until the case is concluded. The process flow is as follows:  <\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Application deadline one year before the redemption date. You will receive confirmation of the received claim. <\/li>\n\n\n\n<li>Offers are sent out during the redemption year.<\/li>\n\n\n\n<li>After accepting the offer, a proposal for plot design is sent out.<\/li>\n\n\n\n<li>Upon agreement on the plot design, neighbor notifications are sent for subdivision and boundary surveying. Any comments from neighbors must be addressed. <\/li>\n\n\n\n<li>An application is sent to Ringsaker Municipality.<\/li>\n\n\n\n<li>Ringsaker Municipality sends out a decision on subdivision and an invitation to the survey meeting.<\/li>\n\n\n\n<li>The plot is surveyed together with the cottage owner, any neighbors, and representatives from the municipality and Pihl AS.<\/li>\n\n\n\n<li>Ringsaker Municipality sends the protocol from the survey meeting and, after approximately 2-3 weeks, sends the cadastral letter to Pihl (the cottage owner will later receive this along with the final documents).  <\/li>\n\n\n\n<li>We send the final documents to the cottage owner for signing.<\/li>\n\n\n\n<li>The documents are returned to our office and then sent to the Norwegian Mapping Authority for registration. The cottage owner does not need to do anything further after this.
