Current bylaws for Pihl AS’ property, cadastral number 527, title number. 1.
Adopted by the board of Pihl AS in board case 41/2018, revised in board case 11/2026.
- General
Pihl’s property, cadastral number 527, title number 1 in Ringsaker municipality, (“the Property”) is increasingly being used for recreational buildings and commercial purposes. In addition to building areas, the Property is also extensively used for recreation, both summer and winter. To safeguard the landowner’s interests and ensure the exercise of, and awareness of, rights and obligations for all who have interests related to the Property, it has been decided to establish bylaws that shall apply to all use of the Property / areas subdivided from the Property. The bylaws shall form the basis for future sales/lease contracts, upon redemption, and in all other contexts where Pihl has authority, either through agreement or as landowner, to decide on utilization/use/cost allocation.
Only Pihl may invoke compliance with the bylaws. The bylaws therefore grant no rights to anyone other than Pihl, and Pihl reserves the right to deviate from the bylaws if Pihl deems this appropriate. Pihl may also amend the bylaws at any time.
- Who the bylaws apply to
The contractual relationship between Pihl and owners of / leaseholders of property on/near the Property is regulated by lease contract, sales terms, and redemption terms. In addition, these bylaws apply insofar as Pihl is granted authority to establish bylaws in the lease contracts / sales contracts / redemption terms, or by virtue of being the landowner.
With the limitation stated above, the bylaws apply to all recreational units and all commercial areas on/near the Property, including on leased land and on freehold plots subdivided from the Property. They apply to cottages, apartments, rental units for commercial purposes, and commercial areas.
- Fencing, hunting rights, and grazing rights
No property may be fenced. With written consent from Pihl, a small enclosure that appears as part of the building structure may be accepted.
Without a specific agreement, no one has the right to hunt or fish on the Property. Hunting and fishing permits on the property are available through Ringsaker Hunting and Fishing Area, which manages these rights.
No one may, regardless of lease or property rights, oppose or establish obstacles to the exercise of grazing rights on the Property.
- Forest
Any felling on the Property requires prior written permission from Pihl.
All forest on the Property, on plots subdivided from the Property, is considered protected forest in accordance with the Forestry Act. All felling of trees must be approved in advance by the forestry manager in Ringsaker municipality (org. no.: 864 950 582) or others to whom he grants authority. When felling trees, special consideration must also be given to the area as a whole.
- Commercial/business activity
Without a specific agreement, no one has the right to conduct business activity from any plot that falls within the scope of the bylaws, cf. section. 2. One recreational dwelling with associated annex or outbuilding is permitted on the plot.
- Cables, wires, and pipes
Laying of, or excavation for, cables, wires, or pipes for water, sewage, electricity, fiber, or other purposes, across Pihl’s land/the Property, may only occur following a written agreement with Pihl, who will have the right to set conditions for such installation. Anyone wishing to connect to public water and sewage shall pay their share of the expenses Pihl, as landowner, has incurred for the installation of water and sewage to the cottage area.
Pihl has, in relation to all plots that fall within the scope of the bylaws, cf. § 2, the right to install wires, cables, and pipes. All costs related to cleanup and restoration shall be covered by Pihl.
Work with cables, wires, and/or pipes shall be coordinated with affected landowners/leaseholders/tenants, and carried out in a manner that reasonably accommodates their wishes and interests. If Pihl’s work causes damage to property, Pihl shall compensate for the damage. In the absence of agreement, compensation shall be determined by legal assessment.
- Use of the road network
Winter plowing of access roads across the Property may only occur following specific written permission from Pihl. Where Pihl permits plowing, either for individuals or for a cottage area, all costs incurred by the plowing – including any need for upgrading roads/pipe systems, etc. – shall be covered by those who benefit from the plowing.
Pihl may, during the spring thaw period or in other periods where Pihl deems it necessary to avoid unnecessary wear, close the road network or restrict traffic with heavier vehicles.
- Service fee (annual fee)
All units that fall within the scope of the bylaws, cf. § 2, shall pay a service fee (annual fee) to cover costs related to infrastructure (roads and water) that the individual unit benefits from. Cost allocation shall be in accordance with the Roads Act and the Water Resources Act.
All units are obligated to pay contributions to trail, cycling, and running work, including contributions to trail grooming.
Pihl’s service fee shall be based on the actual costs Pihl incurs/has incurred to facilitate the development, operation, and maintenance of the measures covered by the service fee. The costs must be documented. Any increase in the current fee may therefore not occur unless the increase is justified by wage and price increases, expanded measures, or increased costs for other reasons.
These bylaws are effective from 01.01.2018.
